Overview

My client is an established factor property management company based in Edinburgh that is growing at an impressive pace and already manage in excess of 25,000 units. They are now looking for an experienced Senior Property Manager that will join the business and be responsible for the smooth operation and management of a property portfolio of residential developments and will also have responsibility for managing a small team of Property Managers. The successful applicant will be part of a Senior Management Team, meeting regularly with the Operations Manager and Managing Director.

Duties

·Providing a high level of service to owners, and Residents' Committees
·Carrying out regular meetings with property owners on request to ensure continued good service
·Proactively inspecting developments regularly
·Attending Residents' Committee meetings and AGMs and taking minutes when required
·Maintaining property records and associated administration systems
·Overseeing daily reactive repairs and maintenance works
·Managing development budgets and any account arrears
·Communicating effectively at all levels
·Dealing with all correspondence and telephone calls within agreed service level timescales
·Working closely with contractors and building good connections
·Co-ordinating project works on developments liaising with property professionals
·Managing insurance common claims on behalf of owners
·Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organisations.
·Manage effectively a team of property managers
·Carry out regular appraisals and one to ones with team members
·Monitor workload and performance of team members
·Participate in Senior Management Team meetings

Required Knowledge and Understanding

·Excellent communication skills
·A high level of personal organisation
·Initiative
·Ability to work to deadlines and under pressure
·A general awareness/knowledge of property maintenance issues
